The owner of our company is James K. Smith. James has been appraising residential properties in the Las Vegas area since 1991. Unlike many big firms, Mr. Smith inspects every property we appraise. We will not have trainees or other employees appraising the most important investment of your life. We feel there is no greater crime than an uninformed borrower over paying for their home.

Mr. Smith is on the FHA roster as well as most major conventional lenders approved lists. He is quite familiar with all types of residential appraisal forms and properties. In addition, Mr. Smith has performed many field reviews for both Fannie Mae and Freddie Mac. Mr. Smith stays up to date on all current USPAP issues and principles and does not let outside pressures influence his value opinions.

Our company takes great pride in our professionalism and integrity. We will not accept assignments with any "projected" or "demanded" value conclusions. We take our role in the mortgage loan equation very seriously and believe that we are the most important "unbiased" factor in the loan process. You can rest assured that when our company appraises your home, you will get the proper service that you deserve and should expect.

Turn Time

Turn around time assumes the borrowers make themselves available for an inspection when we are ready to do an inspection. We make every effort we can to accomodate property owners and produce a report in a timely manner.

Turn around time after we complete the inspection is generally 48 hours.

Currently we are electronically transmitting the final appraisal report within two working days from the day we inspect a property.
